JOB TITLE
Lead Maintenance Technician
JOB DESCRIPTION
Lead maintenance technicians work in the field to fulfill maintenance job tickets to improve the safety and curb appeal of buildings and grounds for our community partners. In this position, you act as team lead and will be the primary point of contact for project managers to coordinate the technicians on your crew. You will be challenged to solve problems you encounter in the field and perform a wide range of maintenance tasks, working in the field at different jobs and properties each week. The ideal candidate is knowledgeable and experienced in a broad range of maintenance and repair skills, reliable, and has a strong desire to develop leadership skills. Regular business hours are M-F, 7:30a-4:00p.
DUTIES & RESPONSIBILITIES
- Troubleshoots maintenance and repair issues, performs investigations, inspections, and prepares reports on work performed
- Executes all work safely, professionally, and accurately
- Proactively communicates with project managers and team members
- Completes and submits paperwork accurately and on time
- Performs exterior property maintenance tasks such as trash removal, building washing, pressure washing, and floor scrubbing
- Operates sky-vac equipment, boom truck, or uses ladder with safety harness to perform inspections, clean, maintain, and repair roofs, gutters, and downspouts
- Light electrical work including testing photocells and fixtures, changing lightbulbs, and troubleshooting emergency lights, exit signs, lighted signs
- Crawlspace restoration, vapor barrier inspection and installation
- Maintains and repairs plumbing and drainage systems
- Other facilities and grounds maintenance services as needed
BASIC JOB REQUIREMENTS
- Comply with all OSHA regulations, and follow all safety, health, and environmental rules and company procedures
- Must be able to perform physical tasks that require standing, stooping, balancing, lifting and/or climbing a ladder to heights,for tasks such as gutter and downspout cleaning
- Applicants must not have a fear of heights or confined spaces
- Able to lift up to 50 pounds
- Must have a valid driver license and insurable driving record
- Documents and communicates about work completed such as job tickets, inspection worksheets, change orders, purchasing, and job progress reports
- Uses company-issued smart phone to take photos of work performed and communicates with office and crew
- Operates, cleans, and maintains assigned company fleet vehicle
- Must be able to work both as part of a team, and independently, with little or no supervision
- Interacts courteously and professionally with all team members, customers, and the public
