The Maintenance Shield Program was designed to provide multi-unit properties with a comprehensive solution for facilities and grounds janitorial, maintenance and repair services.

The proposals we offer provide community managers, HOA board members, property managers, and portfolio managers with vital details about the services that are recommended for your property. Routine janitorial and maintenance services, and on-demand repair services are included.

Routine services are recommended on a set frequency depending on the material type, recommendations of the manufacturer, and the unique features of your property. Our routine property services can help our partners prevent extensive repairs by catching issues early and alerting you to the problem. When damage is found, our repairs division responds by providing you with building repair estimates which can address any property-wide or per-unit repairs.

Roof, Gutter, and Downspout Cleaning

Routine upkeep of your building’s roof, gutter, and downspout systems can help prevent water infiltration and leaks. The advantage of scheduling routine preventative building maintenance far outweighs the risk of damage to your building’s exterior shell because if services are left for too long, the buildup of leaves, foliage, and debris can cause overflows, backups and blockages in your drainage system. Prolonged exposure to moisture also increases the likelihood of wood rot, mold, and mildew.

Our pros will note the condition of your roofs and gutters and any foliage nearby. We’ll recommend a frequency and timeframe for routine cleaning and make note of any areas that may require further inspection.

Building Siding Washing

Your building’s siding is its first line of defense against the elements and requires washing methods that won’t cause damage. When our pros are walking through your property, they will take note of building siding type and inspect the condition and appearance. They may research manufacturer’s recommendations for cleaning or take measurements.

We will make recommendations for periodic building washing, including recommended washing techniques safe for use on your siding.

Dryer Vent Cleaning

Lint and other debris can clog dryer vents if left for too long. Our professional compressed air system is specially designed to ensure lint and other debris are removed from dryer vents and prevented from being blown back inside your building. During our walkthrough, we note the location and number of dryer vents, as well as the type of vent cover. If cleaning from the interior of a unit is needed, we can do that too, and as an add-on service, we can even distribute notices in advance of the dryer vent cleaning.

Pressure Washing & Floor Power Scrubbing

Here in the rainy PNW, organic growth, moss, and other debris can accumulate and create slippery conditions. During the proposal process, we record the condition of your concrete surfaces, stairs, decks, and other flat surfaces, take note of any surrounding foliage or potential hazards. We note and high-traffic areas which may require degreasing, such as outdoor eating areas and trash enclosures.

With your property’s unique needs in mind, we provide a detailed and informative pressure washing and floor power scrubbing estimate ensuring your property remains sparkling clean year-round.

Lighting Services

Using a map of your property to locate each fixture, our lighting experts walk through your property and note the types of fixtures, bulbs, and any access considerations. Our lighting services can address a single outage, or we can provide routine lighting inspection and lightbulb replacement for your entire property. Any outages are noted, and fixtures with new bulbs that don’t light up are tested so recommendations services can be made.

Janitorial Porter

Our routine Janitorial Porter services provides multi-unit residential and commercial properties a reliable solution to maintain cleanliness, safety and curb appeal. During our walkthrough, we make notes of the unique features of your property. We may take measurements, note any out-buildings or stand-alone structures, record the number of trash receptacles and types of supplies to use.

We make sure we’re on the same page for tasks, so you know what to expect on each visit. We typically start with a map of your property, and we can work from a current task list, or build one from scratch. We partner with your community to finalize a task and services list that will provide you with the best results to upkeep your property.

Repairs

During the maintenance shield walk through, if exterior areas with wood rot or damage are discovered, they will be recorded so recommendations can be made for repair. We can also provide repair estimates for any other repairs that are requested or discovered during the walkthrough.
